Can Gavel Exec redline a lease from the landlord's or the tenant's side?
Yes. In Redline Document, enter the party you represent, set the negotiation style on the slider from light through market to aggressive, and choose the jurisdiction by country and state or province. The redlines come back in the Gavel Exec panel ranked by priority, with the reasoning for each; click Apply All to insert them as tracked changes, and reject or edit any you don't want. Firms that represent both landlords and tenants can keep a playbook for each side, or check whether one of the built-in playbooks, developed with attorneys in corporate and real estate law, fits your lease type.
How do you check a purchase and sale agreement against the letter of intent?
Attach the letter of intent (LOI) in Chat with the PSA open, and ask Gavel Exec to list every number, date and defined term in the PSA that differs from the LOI, such as the purchase price, the deposit, the length of the due diligence period or the closing date. On a deal with many documents, keep the LOI in the matter's Project. To look for protections the draft leaves out, run Find Missing Terms.
Can Gavel Exec check an estoppel or SNDA against the lease?
Yes, through Chat. Attach the lease and ask Gavel Exec to compare the estoppel's statements about rent, term, defaults and amendments with the lease, or to check an SNDA against your non-disturbance positions. Gavel Exec reads only the documents you upload, so confirm each item against the lease file and the rent roll before anyone signs or relies on the certificate.
Are these lease terms on-market?
Market Benchmarking in the web app answers this for real estate leases. It marks each clause on-market, off-market or missing for the jurisdiction, industry and company size you choose. Is AI lease review the same as lease abstraction?
No. Lease review means negotiating one lease, and Gavel Exec does this in Word with redlines and comments. Lease abstraction means pulling key terms from many signed leases into a summary. Gavel Exec has no dedicated abstraction feature, but Batch Analysis in the web app can build a comparable grid, with each lease in a column and each term in a row, such as rent, expiration, renewal options and assignment rights. Click a cell to see the source language, and export the grid as a comma-separated values (CSV) file.

What should a lawyer still check?
Redlines appear in the Gavel Exec panel first, each with its priority and reasoning, and go into the document only when you apply them. Each applied change appears in the draft as a tracked change you can keep, edit or reject. Read each flagged clause against the deal and your client's goals before you rely on it, and confirm estoppel figures against the rent roll and the lease file.
The American Bar Association's Formal Opinion 512 (July 29, 2024) applies the duties of competence, confidentiality and client communication to lawyers' use of generative AI and expects lawyers to review AI output for accuracy.
